THIS IS A MANDATORY CORE COURSE. Principles II is a Texas Real Estate Commission mandatory 30 hour "core" course and is the foundation for the beginning real estate agent. The purpose of the course is to give students a brief synopsis and overview of real estate: real estate financing (principles and practice), taxes and assessments, title closing and escrow, real estate leases, real estate appraisal, licensing law and professional affiliations and relationships. Every new agent coming into the real estate industry will benefit by having a good foundation and understanding of the basics of real estate. This course will increase the agents' awareness and will begin to give the student the "big picture" of real estate in Texas. An overview of financial principles and practices will be discussed. Next the student will be introduced to the terminology and practice of transferring title from one to another.

Since 80% of residential transactions require some type of lender assistance, a licensee must stay abreast of the changes and current requirements for loan applications and qualifying. This course will bring licensees current on the programs available in the marketplace. Special emphasis will be given to the new FHA qualifying guidelines, changes in PMI (Private Mortgage Insurance), changes in underwriting and processing guidelines because of computerized origination of loans, fico scoring and Reverse Mortgages. The course will cover conforming vs non-conforming loans and the how loans are rated, the advent of computerized underwriting and the significant changes in processing time and qualification guidelines because of it, update on PMI(Private Mortgage Insurance) and FHA loans and finally how Reverse Mortgages can be used to secure a home loan.

The Buyer's Agent will cover the Code of Ethics and Standards of Practice for Realtors. It will also cover goal setting and time management. Agents will be introduced to the many sources of buyers, how to write ads that will attract buyers to them, how to set an appointment with the buyer, how to hold an open house, how to financially and emotionally qualify the buyer, how to select and demonstrate the property, how to write the residential contract and present the offer, and how to successfully close the transaction so it is a win-win for all concerned.

The Property Management course covers everything from securing property management business and the contracts involved to the marketing and managing of income producing properties for owners. In addition, budgeting and risk management techniques are included for an overall view of the professional life of a property manager.
